Bellway is working on proposals for a new development on land north of Brays Lane, to the east of Ashingdon. It will provide much-needed housing for the area, built on sustainable and community principles.   

Thank you for attending our Public Exhibition on Thursday 17 July. We have now uploaded our exhibition boards detailing our proposals. The planning application is now with the Development Committee and was discussed on Thursday 29 January 2026, where there was a decision for it to be deferred. It will be discussed again at the Development Committee at a future date. We want to continue to work with the local community to ensure your views and contributions help shape the proposals. This website will be the focus of our ongoing consultation – please register for updates so you are kept up to date as the consultation and application progresses.

This will be an outline application with all matters reserved except access. This means almost all the detail, such as design, layout, infrastructure, green space, etc., will be subject to a subsequent reserved matters or detailed planning application. We are including our outline proposals on these elements now to take your comments on board for when we prepare the subsequent detailed application, which will be later this year.

Bellway model of previous development

Our proposals

  • Up to 300 dwellings   
  • A mix of family housing reflecting the policy requirements of Rochford District Council and local needs, ranging from 1-bed maisonettes to 4-bed houses.    
  • 50% of houses will be affordable in a variety of tenures (affordable rent, part ownership and First Homes),
  • Access will be via the roundabout on Brays Lane, to the south of the site,
  • There will be a minimum 10% biodiversity net gain delivered,
  • Homes will be built to fit the new Future Homes Standard that is set to be introduced in the UK in 2027, to include low-carbon heating, heat pumps, EV charging points and solar panels,
  • Site is Flood Zone 1, the lowest flood risk,
  • Proposals will include a range of sustainable drainage systems to handle rainfall runoff,
  • A central public open space, alongside smaller pockets of open space across the site, with play areas will be included, with integrated active travel routes,
  • Sustainable pedestrian and cycle connections including via Victory Lane and a new crossing over Bray’s Lane,
  • Infrastructure provision will be as required by the relevant authorities but is likely to include financial contributions for primary and secondary education, health provision, and others.

Now we have completed the initial consultation, considered the comments received and amended our plans accordingly, we have submitted an outline planning application to Rochford District Council, which will be discussed at the Development Committee on the 29th January 2026 at 7.30pm.

We are committed to working with the local community to achieve the highest quality new development for Rochford.

We have started our consultation with the local community. This has included a drop-in exhibition last year which gave residents the opportunity to hear more about the proposals, ask questions and provide feedback. There was also a survey questionnaire for residents to give thoughts and suggestions.
